Preqin and Measurabl Partner to Enhance ESG Transparency in Private Real Estate Investments

    August 13, 2024

    • Enhanced ESG Data: Preqin and Measurabl join forces to provide unparalleled ESG metrics for nearly 100,000 privately held properties.
    • Industry Transformation: The partnership addresses the historical opacity of ESG factors in private markets, offering credible, auditable data.
    • Investment Precision: Financial professionals gain access to granular carbon and energy metrics, driving smarter and more sustainable investment decisions.

Preqin, a global leader in alternative assets data, and Measurabl, the most widely adopted ESG technology in real estate, have partnered to set a new standard in ESG transparency for private real estate investments. This collaboration aims to address long-standing issues of opacity in ESG data, particularly in private markets.

Historically, private markets have been plagued by inconsistent and delayed ESG disclosures. Self-reported data, often lagging by over a year and lacking consistent methodologies, has made it difficult for investors to make informed comparisons across assets, funds, and managers. This partnership between Preqin and Measurabl aims to eliminate these challenges by providing a comprehensive dataset that covers carbon emissions, energy usage, and green building certifications for nearly 100,000 properties listed on Preqin’s platform.

With Measurabl’s proprietary machine learning model, trained on a vast global database, the partnership offers best-in-class estimates of sustainability metrics. This model applies a consistent methodology across properties and funds, ensuring reliable and comparable data. Matt Ellis, CEO of Measurabl, emphasized, “Real estate is the world’s largest asset class and also one of the most environmentally impactful, accounting for nearly 40% of global emissions. This partnership brings unparalleled transparency to real estate sustainability, leveraging Measurabl’s timeliness, granularity, and auditability of data.”

This initiative equips financial professionals with the tools to navigate sustainability risks and opportunities with unprecedented precision. The integration of Measurabl’s estimation models into Preqin ESG Solutions datasets enables investors to gain deep insights into private firms’ sustainability strategies. Jaclyn Bouchard, EVP, Head of ESG Solutions & Corporate Responsibility at Preqin, stated, “We are delighted to create a new standard for sustainable data in private real estate. Our collaboration with Measurabl ensures that the industry has the high-quality data it needs to consistently and accurately measure performance.”

The Preqin and Measurabl partnership marks a significant step forward in making ESG data in private markets more transparent and actionable. By providing robust, auditable ESG metrics, this collaboration empowers industry professionals to make smarter, more sustainable investment decisions, ultimately driving enhanced returns and more balanced portfolios.
