    Cost method: Estimating the cost to replace the property, considering land value and construction costs, minus depreciation.

     

    INVESTMENT STRATEGIES

    Successful property investment requires a well-considered strategy, tailored to the investor’s goals, risk tolerance and market conditions. Common strategies include:

    Buy and hold: Purchasing property to hold for long-term capital growth and rental income.

    Flipping: Buying properties with the intention of renovating and selling them quickly for a profit.

    Commercial investment: Focusing on commercial properties for higher rental yields and longer lease terms compared to residential real estate.

    Real estate investment trusts (REITs): Investing in REITs allows investors to gain exposure to property markets without directly owning real estate. REITs are companies that own, operate or finance income-producing real estate and offer the advantage of liquidity similar to stocks.

    Understanding financing options is essential for property investors. Mortgages are the most common form of property investment financing, with terms, interest rates and conditions varying widely. Investors should consider the impact of financing on their overall investment strategy, including the effects of interest rate changes and the potential for negative gearing, where rental income is less than the interest and expenses.

     

    Property investment offers a unique combination of income generation, capital appreciation and diversification benefits. However, it also requires a comprehensive understanding of market dynamics, risks, valuation methods and effective management strategies.
