    Editorial: Top property players lead the pack with high-end green buildings and community hubs

    Welcome to the first edition of Most Impressive Real Estate Projects to Watch, a new editorial project by Business Review that focuses on the property developments that are shaping cities and communities. Romania is seeing a growing number of commercial and residential projects with impressive design concepts and strong sustainability credits that are a match for international developments on mature markets.

    For projects developed by both local and international developers, key elements such as responsible resource use, generous facilities for residents and tenants, as well as ample green spaces are common traits. Furthermore, these projects are embedded in the natural fabric of cities and are turning urban areas into new hubs for working, living, and shopping. Offices have a strong presence in this edition, and we’ll discover some of the new investments being made by landlords to boost office attendance while accommodating hybrid work arrangements. For retail projects, enhancing shopping experiences by attracting new international brands and further developing leisure facilities is paramount. In the residential sphere, building green and adding more facilities nearby is a must for projects in the medium and high-end segments.Mixed-use projects that are integrating the 15-minute city concept continue to drive investments in Bucharest and regional markets.

    While Bucharest is waiting for a new General Urban Plan (PUG) that should shape real estate developments over the next decade, we should acknowledge the fact that there are numerous projects in operation that improve living standards and work conditions. Of course, such projects command higher rents and bigger purchase prices. Similar developments have also shaped smaller cities in Romania and have attracted new companies in search of talent. The projects selected in the first Most Impressive Real Estate Projects to Watch have the capacity to compete directly with developments in other CEE-based cities, once again proving that Romania is a strong player in terms of new regional real estate investments.
